What is Rent Report?
Rent Report is a UK rental benchmarking platform that provides clear, property-specific rental market evidence for landlords, tenants, letting agents, and housing advisers in England. It offers three products: a free Rent Check, a Rental Assessment (£29), and a Tribunal Evidence Pack (£175).
Does Rent Report cover the whole of the UK?
Rent Report currently covers properties in England. Scotland, Wales, and Northern Ireland have different rental legislation and are not currently supported.
Is Rent Report a legal service?
No. Rent Report provides market evidence, not legal advice. The reports are intended to inform discussions and proceedings, not to replace legal representation. If you need legal advice about a rent increase or tribunal proceeding, consult a qualified housing solicitor or adviser.
What data sources does Rent Report use?
Reports are based on advertised rental listings from major property portals, local market trend data, EPC register data for property attributes, and transport and amenity data. They reflect the open market — what landlords are actually advertising properties for — not formal valuations.

What is the free Rent Check?
The Rent Check is a free, instant snapshot of local rent levels based on postcode and bedroom count. It shows what similar properties are being advertised for in your area, with a simple range and distance markers. It is suitable for a quick sense-check of local market rent but does not include a detailed evidence report or PDF.
What does the £29 Rental Assessment include?
The Rental Assessment is a property-specific, AI-powered report that includes:
- A curated set of comparable rental listings near your address
- A calibrated rent range (lower, mid, and upper bound)
- AI commentary explaining the evidence and any factors that push the range up or down
- Transport and amenity scoring
- A downloadable PDF report
It is produced for a specific address, not just a postcode area, and is ready within minutes of checkout.
What does the £175 Tribunal Evidence Pack include?
The Tribunal Evidence Pack includes everything in the Rental Assessment, plus review and sign-off by a lettings professional before delivery. The expert checks the comparable selection, reviews the AI commentary, makes any necessary adjustments, and approves the final report — producing a professionally reviewed, formatted PDF suitable for submission to the First-tier Tribunal. Review typically takes one to two business days.
How long does it take to get a report?
A Rental Assessment is typically generated within minutes of checkout. A Tribunal Evidence Pack requires expert review, which typically takes one to two business days.

Can I use a Rental Assessment as evidence at the First-tier Tribunal?
The Rental Assessment can be used as supporting evidence in tribunal proceedings. For a stronger, reviewed evidence document with professional sign-off, the Tribunal Evidence Pack is the more appropriate product. Neither constitutes legal advice or a RICS Red Book valuation.

Can I get a refund?
