Terms of Service

These Terms of Service (“Terms”) govern your use of the Rent Report website and services (together, the Service). By accessing, using, or purchasing from the Service, you agree to these Terms. If you do not agree, you must not use the Service.


1. About Rent Report

Rent Report provides rental market intelligence tools, including:

  • Quick Rent Check — a free, indicative on-screen snapshot
  • Market Intelligence Report — an AI-powered report using property details, multiple data points, and comparable evidence to estimate market rent
  • Surveyor’s Report — a report that includes review and written commentary from an independent qualified surveyor

The Service is provided for informational and evidential support purposes only.


2. No Legal, Financial or Formal Valuation Advice

Rent Report does not provide legal advice, financial advice, investment advice, or a formal valuation.

All outputs from the Service — including rent ranges, confidence scores, comparable analysis, AI-generated commentary, and written reports — are intended to help users understand market rent and supporting evidence. They do not replace independent professional advice.

The Market Intelligence Report is generated using data modelling, property-specific inputs, and comparable evidence. It is an estimate only.

The Surveyor’s Report includes independent surveyor review and commentary based only on the information provided to us and publicly available data. It does not involve a physical inspection of the property and does not constitute a formal RICS Red Book valuation unless expressly stated otherwise.

You remain solely responsible for any decisions you make based on the Service, including decisions relating to rent setting, negotiation, tenancy terms, litigation, tribunal proceedings, or financial commitments. You should obtain independent professional advice where appropriate.


3. Accuracy and Data Sources

Rent Report relies on third-party data sources, which may include HM Land Registry, the Office for National Statistics, Energy Performance Certificate registers, and live property listing data, together with information supplied by users.

We do not guarantee that any data source is accurate, complete, current, or suitable for your intended use.

The Service produces estimates based on available evidence, modelling assumptions, and the information supplied. Outputs may not reflect all factors relevant to a particular property, including condition, specification, legal status, tenant demand, negotiation dynamics, or changes in the market after the report is produced.


4. Your Information

You are responsible for making sure that any information you submit to the Service is accurate, complete, and not misleading.

If you provide incorrect or incomplete property details, the resulting output may be inaccurate. We are not responsible for errors caused by false, incomplete, or outdated information supplied by you.


5. No Guarantee of Outcome

A rent estimate, range, or report produced through the Service does not guarantee that a property will let, be agreed, or be accepted at that level.

Actual outcomes may vary depending on market conditions, property condition, timing, tenant demand, negotiation, and other factors outside our control.

We do not guarantee that any output from the Service will be accepted or preferred by any landlord, tenant, agent, surveyor, court, tribunal, local authority, lender, insurer, or other third party.


6. Limitation of Liability

To the fullest extent permitted by law:

  • Rent Report, and its officers, employees, contractors, affiliates, and any independent surveyor involved in producing a report, are not liable for any indirect, incidental, consequential, special, or exemplary loss or damage arising out of or in connection with your use of, or reliance on, the Service.
  • This includes, without limitation, any loss of rent, loss of profit, loss of revenue, loss of business opportunity, loss of savings, loss of goodwill, or other economic loss.
  • We are not liable for any errors, omissions, delays, or inaccuracies in third-party data sources or in information supplied by you.
  • Our total aggregate liability to you for any claim arising out of or in connection with the Service will not exceed the amount paid by you for the specific report giving rise to that claim.

Nothing in these Terms excludes or limits liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or any other liability that cannot be excluded or limited under the law of England and Wales.


7. Payments and Refunds

All payments are processed securely through our payment providers.

Because the Service supplies digital products that are generated on demand, we are generally unable to offer refunds once a report has been generated or delivered.

If a technical issue prevents delivery of a purchased report, please contact us. We may, at our discretion, reissue the report, correct the issue, or provide a refund.


8. Intellectual Property

All content, software, reports, designs, branding, methodology, and materials made available through the Service are owned by Rent Report or its licensors and are protected by intellectual property laws.

You may use reports and outputs for your own personal use or internal business use only. You must not reproduce, resell, redistribute, publish, sublicense, or commercially exploit any part of the Service or its outputs without our prior written consent.


9. Acceptable Use

You must not use the Service:

  • for any unlawful or fraudulent purpose
  • to submit false, misleading, or incomplete property information
  • to copy, scrape, harvest, or systematically extract data from the Service
  • to reverse engineer, interfere with, or disrupt the Service
  • in any way that could damage, disable, overburden, or impair the Service or our systems

We may suspend or terminate access where we reasonably believe these Terms have been breached.


10. Changes to the Service and These Terms

We may modify, suspend, withdraw, or update the Service, or amend these Terms, at any time.

Any updated Terms will be posted on the website with a revised “Last updated” date. Your continued use of the Service after changes are published constitutes acceptance of the updated Terms.


11. Governing Law and Jurisdiction

These Terms are governed by the laws of England and Wales.

Any dispute arising out of or in connection with these Terms or the Service shall be subject to the exclusive jurisdiction of the courts of England and Wales.
