The figures on this page are derived from Rent Report's proprietary valuation data: the adjusted comparable rents used in market assessments processed across London postcodes. Each data point reflects a real comparable property, adjusted for size, type, recency, and transport accessibility using our valuation methodology.

This is not asking-rent data scraped from portals. It is the adjusted, comparable-based rent evidence used in actual market assessments — which means it more closely reflects agreed market rents than raw advertised asking prices.

The dataset grows as more Rent Report assessments are processed. Areas with fewer assessments to date will have smaller sample sizes and correspondingly wider confidence intervals.

London rental market context

London's rental market is the most active in England, with the highest median rents and the fastest average time-to-let. Key characteristics:

  • Significant zone variation — rents in inner London (Zones 1–2) are typically 40–70% higher than outer London (Zones 4–6) for equivalent properties. Comparable evidence must reflect the subject property's specific zone and neighbourhood.
  • Strong transport premium — proximity to tube, Overground, and Elizabeth line stations commands measurable rent premiums, often 5–15% for properties within 400 m of a station versus 1 km+.
  • Seasonal demand patterns — London's rental market peaks in late summer (August–September) when demand from students, graduates, and corporate relocators is highest. Rents agreed in peak season can run 3–8% above off-peak equivalents for identical properties.
